Preparing The Listing For Our Photo Shoot

Our photographers are on a tight schedule, and they’ve been given a specific amount of time to photograph your listing. We want them to be able to make the best use of their time on site, capturing stunning images for you to use, to market the home for your client. As such, we request that all of the preparation be completed the night before our photography appointment.

The photo shoot does not begin when our photographer arrives. It begins when the listing agent, or their representative arrives on site, 30-minutes to one hour before our arrival, to ensure the listing is ready to be photographed.

Our photographer will not have time to wait for items to be moved from room-to-room, or outside during the shoot. Nor can they assist with moving items and furniture. The photographer typically is coming from another scheduled appointment, and will likely be headed to another scheduled appointment afterward.

Pets: Pets may not be free to roam around the home during the photography session. We recommend safely securing them outside, or in a designated room, prior to the arrival of the photographer. This is for the safety of your pets, our photographer and to facilitate the photography session without delay.

Staging: Most homeowners are not professional stagers, and tend, on occasion to go overboard with large flower arrangements on dining tables, etc. These large items actually detract from the usefulness of the room, as we shoot with wide-angle lenses and objects placed front-and-center tend to make a room look smaller. “Less is more”, definitely applies here.

ENTIRE HOUSE

  • Turn ON all of the lights and lamps and check for burnt out bulbs.

  • Blinds and shutters adjusted open to let light in. You can lift your blinds all the way up as well.

  • Turn OFF all ceiling fans, but leave attached lighting on.

  • Hide stacks of papers/bills/magazines.

  • Kids toys in storage containers.

  • Clean all windows of streaks and dirt.

  • Remove pet carriers, crates, pet dishes and visible litter boxes.

Living/Dining Areas:

  • Remove all personal items/remotes from table tops and open shelving. Exceptions are one or two decorative items.

  • Straighten pillows, chairs, blankets/throws

Bathrooms:

  • Remove ALL items from bathroom countertops – exceptions can be one or two decorative items.

  • Ensure that towels are hung straight and remove towels/bathrobes on hooks

  • Put the toilet seat cover down.

  • Remove bath rugs and empty the shower of shampoos, soaps, etc.

Kitchens:

  • Remove ALL items from kitchen countertops / islands. Exceptions are one or two small decorative items.

  • Remove EVERYTHING from the outside of the refrigerator

  • Remove dish towels and sponges from view. Place under sink or in a drawer.

  • Hide trashcan and remove rugs.

Bedrooms:

  • Remove ALL items from table/countertops. Exceptions are lamps/decorative items.

  • Neatly make all beds and straighten pillows.

  • Hide trashcans and diaper genies!

EXTERIOR FRONT/REAR

  • Remove your car(s) from the driveway

  • Remove toys from all lawn areas.

  • Remove pool toys.

  • Mow the lawn and mulch if necessary

  • Remove ALL lawn equipment, debris, recycle and trashcans from sight – roll up your hoses and hide sprinkler attachments

  • Open patio umbrellas
